Private Equity Alternatives to the Banking Industry's Tight Credit Policies
Through our affiliation with the Direct Lender Alliance, we can originate small business loans as small as $75,000 and as large as $20 million or more. We have access to HUD, SBA, and USDA loan programs in addition to unique programs through the Direct Lender Alliance with funding through two major hedge funds and thirty life insurance companies. 1. HUD 35/35 Loan Program - For apartment house owners, we are currenty marketing a new federally insured multi-family loan program that provides a fully amortized, 35 year loan with fixed rates and funding up to 83% Loan to Value. The 35 year amortization of this loan can greatly increase the cash flow for a multi-family owner and removes the uncertainty of refinancing when a balloon payment comes due. The loan is non-recourse, so it removes existing personal guarantees, and is fully assumable, so it is very attractive to a potential buyer.
2. Church Bond Financing - We have a church bond program that allows churches to borrow directly from their members and non-members. We are affiliated with a registered securities firm that will work with the church to underwrite the bond. This is a win-win for a church with a new construction project or the need to refinance a bank loan:
- The church can finance at a lower rate than a bank loan
- The members (and non-members) can get a much better investment rate compared to a bank CD
3. Merchant Account Financing - In today's environment, many successful restaurants or retailers cannot qualify for bank financing. We have a unique program that is tied to their monthly cash and credit card sales volumes. These loans have minimal application requirements and can usually be funded within two weeks.
4. Doctor, Dentist, and Veterinarian Loans - The the DLA we have an attractive program for doctors, dentists, and veterinarians that can provide up to 100% financing for Startups, Working Capital, Debt Consolidations, Practice Acquisitions, New Equipment and Expansions. We can also provide real estate financing at up to 90% Loan to Value.
